4. I enlist the services of my professional photographer to capture high-definition (HDR / 4K) images for advertising materials.
5. I conduct a comprehensive research on your property and draft a bilingual description (French and English) that highlights its strengths, ensuring the quality of the writing and the accuracy of the published information.
6. Your property is promptly listed on recognized platforms. For greater visibility, and with your explicit consent, it will also be featured on social media platforms like Facebook, Instagram, and LinkedIn.
7. I share details of your property with valuable collaborating brokers, both from my RE/MAX CRYSTAL agency and other banners, to expand the scope of potential buyers.
8. I handle all information requests and coordinate visits to your home. For each confirmed visit, I send you a detailed email about the collaborating broker, the day, and the time of the visit.
9. I forward to you, either by email or phone, all feedback within 72 hours of a visit to your home. If the feedback pertains to a potential purchase offer, you will be informed immediately. If the visiting broker does not follow up on my request, I will also keep you informed.
10. Monthly, I send you an activity report of your property, including web statistics and an overview of recent sales in your area. This report allows you to assess the marketing progress and make timely decisions.
11. I represent and strictly defend your interests during the negotiation of a purchase offer. I assist you in making an informed decision, ensuring that your requirements are considered.
12. If your buyer is not represented by a collaborating broker (they do not have a Brokerage Contract - Purchase signed with a real estate broker), I offer them fair treatment but firmly defend your interests. I ensure that all conditions of the purchase offer are met within the prescribed deadlines.
13. Once the conditions of the purchase offer are lifted, I send all titles and documents to the officiating notary and supervise your file until the sale is finalized (signature of the deed of sale), thereby ruling out any complications.
14. I accompany you to the notary for the official signing of the deed of sale.
15. Naturally, after formalizing the deed of sale, I remain at your complete disposal to answer your questions, provide recommendations for improvements, and address any concerns you may have.
